Site Update

February is a busy month at Haven and you will soon notice that our signs are installed around the property; hard work is being done behind the scenes as we prepare for final approvals. Our siteplan is being finalized and we are preparing to submit our legal plan to the municipality.

All of this hard work is for Haven to be reviewed and approved at the Council Meeting in March. Once we receive final approval from Council, we will provide additional timelines and information. It promises to be an exciting 2017 at Haven on the Trent.

Market Review

The annual rate of growth for the MLS® Home Price Index (HPI) in the TREB market area (Toronto and GTA) accelerated throughout 2016 – from 10.7% in January 2016 to 21% in December 2016. The overall average selling price for calendar year 2016 was $729,922 – up 17.3% compared to 2015. The pace of the annual rate of growth for the average selling price also picked up throughout the year, including a climb of 20% in December. The average detached home price as of December, 2016 in Toronto was $1,286.605 – WOW!!

Recently, increases in completion and price have begun to force prospective homeowners to find affordable real estate outside of the Greater Toronto Area, while others are opting to wait on the sidelines for price increases to slow – choosing to rent or renovate – further fueling inventory shortages across the region.

For most of the Boomers this means that many not realize exactly how much their homes value and their equity has grown. Many are cashing in and investing in their retirement dream home in outlining areas such as Cobourg, Campellford, Bellville and Prince Edward County where they can have their home custom built for ½ the price of their current home, and have the extra cushion to go on trips or support their retirement comfortably.
