Big things are happening in Haven.
Winter is almost finished and work on the site is moving along at a great pace. Servicing has been completed and tree clearing and site preparation will be completed this spring to make way for the first 10 private residences!
We are removing only the minimum quantity of trees and vegetation needed to allow for the future homes and driveways, as a result this will create a community with a great sense of privacy and completely surrounded by nature.

The road has been paved, utilities are being installed and we’ve begun the process of preparing the building sites for construction of our new model homes.

Site Servicing Is Underway
The beautiful community of Haven on the Trent is starting to take shape. Heavy equipment is on site preparing the road bed and services for each lot in phase 1, which includes wooded, water access and water front lots.
If you’re looking to buy a lot and build your own home building permits will be available late 2017.

Haven Riverside Park
At the center of Haven on the Trent will be a 4 acre waterfront park along the Trent River which will feature beautiful views, a river outlook with vistas of Ferris Provincial Park, a passive open space with looping trail, a sheltered gathering space and additional parking for river access.

As a result of our recent survey there is a strong demand for people to purchase a lot and contract their own builder to create the home of their dreams at Haven on the Trent. This is your opportunity to purchase a rare piece of land in a spectacular setting.
In the coming weeks we will share a detailed and interactive site map, a list of frequently asked questions designed to act as a “guide to Haven”, along with building restrictions for the community. It’s never too early to start considering your budgets, favourite home styles and lot preferences. We anticipate strong demand to this first phase of lot sales and encourage you to take the time to prepare in advance.
Sifton Properties will offer purchasers a collection of 3 lot types:
Water Front Lots (up to 108’ wide)
Water Access Lots (up to 137’ wide)
Woodland Lots (up to 73’ wide)
Haven on the Trent promises to be an amazing community, perfectly integrated into the natural beauty of the forest along the Trent-Severn Waterway. As such, considerable thought has been given to the building guidelines and controls to ensure this community realizes its potential.

Haven on the Trent introduces Key Lots Concept Along the Trent River
As an innovative community builder with a long history, Sifton Properties is excited to introduce an innovative concept at Haven on the Trent. We are excited to introduce the Key Lot community design, which increases the number of homes with waterfront access while maintaining privacy between the homes. The Key Lot design concept is attainable due to our oversized lots up to 300’ in depth. Each lot along the Trent River will have its own private piece of shoreline complete with a provision for an optional private dock. Purchasers will be able to select Waterfront Lots, Water-Access Lots or extra deep Woodland Lots that are up to 250’ deep and represent some of the most private building lots available anywhere today.
Each building lot will uniquely follow the contours and natural features of the land, influencing building envelopes, driveway cuts and dock positions. All of the lots are heavily forested offering a rare opportunity to built your new home on a fully serviced lot in the middle of the woods. In an effort to preserve the natural beauty of this location we will be selective in the tree removal process when preparing the site to ensure a high level of privacy and to minimize our impact on the environment.
Signs are in the ground and this April brings the Trent Hills Council Meeting where we anticipate final siteplan approval. Following approval, we will start land development in the Spring, beginning with preparing the land by defining the individual lots.

Campbellford and the Municipality of Trent Hills is growing. While other communities east of the GTA saw more significant population growth in the latest census, Trent Hills experienced a record number of residential building permits in 2016. Campbellford is becoming a more popular destination for those escaping the heated housing market of the GTA, but promises to keep its small town charm.

February is a busy month at Haven and you will soon notice that our signs are installed around the property; hard work is being done behind the scenes as we prepare for final approvals. Our siteplan is being finalized and we are preparing to submit our legal plan to the municipality.
All of this hard work is for Haven to be reviewed and approved at the Council Meeting in March. Once we receive final approval from Council, we will provide additional timelines and information. It promises to be an exciting 2017 at Haven on the Trent.
The annual rate of growth for the MLS® Home Price Index (HPI) in the TREB market area (Toronto and GTA) accelerated throughout 2016 – from 10.7% in January 2016 to 21% in December 2016. The overall average selling price for calendar year 2016 was $729,922 – up 17.3% compared to 2015. The pace of the annual rate of growth for the average selling price also picked up throughout the year, including a climb of 20% in December. The average detached home price as of December, 2016 in Toronto was $1,286.605 – WOW!!

Recently, increases in completion and price have begun to force prospective homeowners to find affordable real estate outside of the Greater Toronto Area, while others are opting to wait on the sidelines for price increases to slow – choosing to rent or renovate – further fueling inventory shortages across the region.
